Industrial use envisioned for Hawai'i Raceway Park

A developer planning an industrial subdivision on the former Hawai'i Raceway Park site in Kapolei is seeking a zoning change that would allow some office and retail use on the property.

An affiliate of California-based Irongate Capital, which bought the 66-acre parcel from Campbell Estate last July for $13.2 million, is seeking to rezone seven acres fronting Kalaeloa Boulevard for the alternate uses.

HMC Irongate Hawaii Raceway Investors LLC in December applied to rezone the 66 acres for intensive industrial use as part of a tentative plan to develop 90 fee-simple lots for a wide range of industrial uses.

Recently HMC Irongate amended its request to the city Department of Planning and Permitting to have seven acres zoned IMX-1, or industrial-commercial mixed use that allows office and retail businesses as well as many industrial uses with a 60-foot height limit.

The property, between Campbell Industrial Park and Kapolei Business Park, is zoned for agriculture, but is designated for industrial use under the city's 'Ewa Development Plan. Raceway operations ceased about a year ago after 42 years.
